We purchased the chapel in 2004, shortly after it ceased to be a place of worship. We converted the building into two luxury homes, completing the work in 2014. At that point we started renting out both Capel Jerusalem (the front of the building) and Jerusalem Vestry (at the rear of the building) as holiday lets. In 2018 we decided to move into Jerusalem Vestry, so that we could enjoy this stunning area for ourselves. We created a Suite on the top floor of Jerusalem Vestry, which provides lovely guest accommodation and an additional income as a holiday rental for individuals and couples.

There are two homes, within one building. They are separate residences, with separate entrances and services, but the building is currently classed as being one ‘demise’ with the Land Registry.

We have loved living here. We are very proud of the chapel and the surrounding countryside is beautiful. However, with grandchildren and elderly parents in Yorkshire, we will be moving back to the north of England, to be closer to family. We weren’t planning to leave Snowdonia just yet, but the Coronavirus outbreak temporarily suspended lettings and it seemed like a good time for us to step aside and give someone else the opportunity to live the dream.

A few years ago we made a ‘Bucket List’ pledge to raise a large amount of money for charity and a prize draw gives us this amazing opportunity. We also love the idea that absolutely anyone (over the age of 18) can become the new owner of 2 beautiful properties (with the option of a healthy income) for just £3 – and change their life!

The Property

The property is on the edge of the village of Abergynolwyn in southern Snowdonia. The village has a great pub (The Railway Inn) and a lovely community spirit. Abergynolwyn is surrounded by beautiful forests and mountains to explore, with streams, waterfalls and lakes. The majestic Cadair Idris is close by and it’s just a 15 minute drive to the nearest beach at Tywyn.

The Welsh equivalent of Stamp Duty is called Land Transfer Tax. If you already own a property, second home LTT will be payable. We will cover this for you, as part of the prize.

We will cover your conveyancing costs, up to £1,500

Both properties will be fully furnished. Capel Jerusalem will be fully equipped as a holiday home, ready to rent out. The sauna and hot tub will also be included and a full inventory will be available to the winner.

Capel Jerusalem is registered for Business Rates (instead of Council Tax), which are discounted in Wales. The bill for 2020/21 was reduced to £0, due to Coronavirus. Council Tax for Jerusalem Vestry is currently £2560.55 per annum. This has been paid up to the end of March 2021.

When we converted the chapel we were very aware of the importance of making the building viable and comfortable, with affordable overheads. Walls, floors and ceilings are super-insulated and the original windows have been restored and upgraded with slimline, argon filled double glazing.

Capel Jerusalem has a heat recovery/ventilation unit and underfloor heating throughout, which is heated by solar panels and an air source heat pump. The eco-friendly system qualifies for the Renewable Heat Incentive until November 2021. Until then, the new owner will receive quarterly payments from the Government of £431.46.

When we created Jerusalem Vestry, we were keen to show off the beautifully crafted roof structure, so we created a 3 storey house. We didn’t develop the roof space over ‘Capel Jerusalem’ and this is a huge area currently used for storage, which could be developed into further accommodation subject to planning permission. It lends itself to a games room, yoga studio, owners’ accommodation (if you wanted to run the chapel as a B&B) or additional bedrooms & bathrooms.

If both houses are rented, there is the potential to generate an income of around £100k per year.

There’s no requirement to do this but we will offer advice and assistance to help the winner maintain this profitable business, if they choose to do so. We will pass on all useful contacts, including local letting agents, cleaners and maintenance companies.

The Prize Draw

All Entries will be stored securely in a dedicated database. Regular testing will ensure the integrity of the system.

Your ticket number/s will be emailed to you. You will receive a separate email receipt for ticket purchases. Please allow 48 hours for purchased ticket/s to arrive and please check your Junk/Spam folders. If you still can’t find the ticket, please email us [email protected].

Free tickets will also be sent by email and we aim to issue them within 7 days of receiving postal entries.

Tickets numbers are generated at the point of purchase. They are alpha-numeric and may consist of all letters or all numbers.

If you share your link and someone clicks on it and purchases one or more tickets, you will automatically receive a FREE ticket, which will be emailed to you. You will also be entered in a monthly cash prize draw, with the chance to win £2,000 each month. There is no limit to the number of free entries you can have, or the number of monthly draws you can be entered into, so remember to keep sharing.

A draw will be held on the last day of each month, with an invited guest to oversee the process. The winner will be selected using The draw will be filmed and the winner announced on the website and Facebook page.

Please read ‘How It Works’. It explains how many tickets we need to sell for the property transfer to take place and the alternative prize if fewer tickets are sold.

We will use the random number generator,, which will be installed and managed by our independent technical team. On the day of the draw, a legal representative will be invited to ‘press the button’ to initiate the process and generate a random number.

This random number will be cross-referenced with the ticket number database (under the scrutiny of the legal representative) to identify the winner.

The process will be filmed.

We will then telephone the winner and, once they have been contacted and their identity verified, their name and place of residence will be displayed on the website and Facebook page, along with the video of the draw.

No, we will wait until the winner has been contacted before we release the winning ticket number and the winner’s name. Assuming we can contact the winner that day, we will aim to announce the result at 5pm on the day of the Prize Draw.

If we are unable to contact the winner after 21 days, we will arrange a second prize draw and draw a new winner.

We will not bring the date forward as we don’t want to disappoint anyone who might miss having the opportunity to enter. If it becomes necessary to extend the closing date, we will advertise the changes on the website and social media.

On 23rd November the closing date was extended to 14th February 2021, in the hope of achieving the target ticket sales and maximising the charitable donation. Everyone who has entered the prize draw (and ‘opted in’ to email notifications) has been contacted. We have no intention of making any further changes to the closing date.

We are proud to be supporting Alzheimer's Society and, with your help, we hope to raise at least £100,000 for this amazing charity.

Yes, the entry process relies on the entrant using their skill or knowledge, to answer a question. We are also offering a free entry route for UK citizens. This means that the prize draw does not fall within the definition of a lottery under the Gambling Act 2005. We have taken legal advice from the start to ensure compliance with Advertising Standards, CAP and NTSELAT. A legal representative will oversee the Prize Draw itself.

If anyone wishes to challenge the validity of the Prize Draw, they are welcome to do so, through the appointment of an independent, accredited auditor, at their own expense and within 7 days of the Prize Draw.
